Overview
We are experienced at partnering with others to deliver projects which have been partially designed by others. The process of detail and build is all about collaboration and enhancing designs. We like to work in partnership with clients to make sure their needs are met. Working together and having all parties communicated to throughout the project is key, and we manage this by having weekly progress meetings where procurement, programmes and design developments will be presented and reviewed. When a project has been partially designed there will already have been many amends and we respect the work that has already been procured. We will stay true to the original design and look at identifying enhancements to make this project a success. Our delivery team are some of the most experienced in the industry and work towards a seamless handover. As with all of our projects we work towards future-proofing workplaces and assisting in any way we can with the aftercare.
Our Approach to Detail & Build
Define the Brief
We identify and clearly define the stage that the initial design has been developed to. This ensures there is no misunderstanding of the cut-off point of design development.
During this briefing process, we will connect with all stakeholders to make sure we can deliver for the entire community. We hold weekly progress meetings to make sure that all the brief is communicated to all parties.
Detailed Design
We honour the initial concept and ideas and work to develop a detailed design that captures the original design’s intent. We agree to a sign-off procedure for the detailed design drawings to ensure that the client’s needs are met.
Where opportunities exist to refine or enhance the original design, we will present these for consideration.
Procurement
Employing the right contractors is key. We operate with a comprehensive approved subcontractor list with strict approval procedures, and this approved list is regularly reviewed.
Cost plans with clear specifications, quantities, and rates help us clearly define how we intend to meet the client’s requirements. Detailed procurement and design release schedules provide essential management tools for the construction process.
Build
Our in-house project management team understand that communication is key. Regular discussions to challenge risks in a collaborative way is our favoured approach to problem-solving.
Programme management, risk management, transparent commercial management and regular client and contractor meetings set the scene for on-time delivery. Attention to detail is crucial.
