Cat A Fit-Out Specialists
The Category A fit-out is the process of fitting out a space, instructed on behalf of the landlord or building owner, to give prospective tenants a starting point for their Category B fit-outs.
The team have extensive experience with the design and build of Category A fit-out projects, with bespoke ancillary spaces. With the recent introduction of smart building technology, combined with industry data-driven contemporary design, DENTON’s design attracts discerning tenants to both new builds and refurbished buildings.
CAT A+ or tenant ready spaces are a development of the CAT A approach and provide developed, flexible spaces which can be occupied immediately.
A CAT A+ fit-out is positioned between a CAT A and B fit-out design and is a landlord instruction. Virtually as comprehensive in design as a tenant’s CAT B instruction.

Define the Brief
We identify and clearly define the stage that the initial design has been developed to. This ensures there is no misunderstanding of the cut off point of design development.
During this briefing process we will connect with all stakeholders to make sure we can deliver for the entire community. We hold weekly progress meetings to make sure that all the brief is communicated to all parties.
Detailed Design
We honour the initial concept and ideas and work to develop a detailed design that captures the original design’s intent. We agree on a sign-off procedure for the detailed design drawings to ensure that the client’s needs are met.Where opportunities exist to refine or enhance the original design, we will present these for consideration.
Procurement
When designing to budget, achieving and demonstrating value for money is always a client need, and one that we respect. Commercial transparency, honesty, and easy to understand specification help to fulfil this need.Providing contractual certainty for both parties helps build trust, whilst clearly defining risk and assisting financial planning. We regularly work with negotiated JCT amendments.
Build
Our in-house project management team understand that communication is key. Regular discussions to challenge risks in a collaborative way is our favoured approach to problem solving.Programme management, risk management, transparent commercial management and regular client and contractor meetings set the scene for on time delivery. Attention to detail is crucial.
