What is the typical timeline for an office fit-out project?
An office fit-out timeline can vary depending on countless factors; however, below we have estimated potential timings for each stage to help you organise and plan your future fit-out.
A typical programme for a 10,000 sq ft office fit-out project:
- Lease Break and Notice Period (varies): If the space is currently leased, the tenant must break their lease or wait for the notice period to expire before vacating the space.
- Property Agent Appointment (1-2 weeks): The client may appoint a property agent to help them find a new space, negotiate lease terms, and provide other related services.
- Shortlist of Properties (2-4 weeks): The property agent will provide the client with a shortlist of properties that meet their requirements.
- Terms of Agreement (2-4 weeks): Once a suitable property is identified, the client and the landlord will negotiate and finalise the lease agreement terms.
- Fit-Out Partner Appointment (2 weeks): The client will appoint a fit-out partner to design and construct the new space.
- Design and Planning Phase (8 weeks): During this phase, the project team will develop a design concept and create detailed plans for the fit-out. This may include site surveys, space planning, and 3D renders.
- Procurement and Pre-Construction Phase (4-6 weeks): During this phase, the project team will order materials and equipment, secure necessary permits, and prepare the site for construction. This may include demolishing existing walls or fixtures and installing temporary partitions.
- Construction Phase (12 weeks): This is the project's main phase, where the actual fit-out work takes place. This may include installing new walls, ceilings, flooring, lighting, and HVAC systems. The timeline for this phase will depend on the scope of work and the availability of labour and materials.
- Finishing and Handover Phase (2 weeks): During this phase, the project team will complete any finishing touches, such as painting, installing fixtures, and cleaning the site. The space will then be handed over to you for final inspection and approval.
