Do I need to relocate or refurbish my office?
If your lease is coming to an end, you will need to decide whether to relocate to a new office or renegotiate a new lease at your existing premises.
The decision to stay or go is a complex one. It has become more complicated post-COVID, with the introduction of hybrid working, the rapid change in IT technology, and workplace design.
A new office provides the opportunity to start with a clean canvas to incorporate the latest ‘good practice’ design and technology solutions.
With the rise in popularity of hybrid working, and high-quality remote video conferencing, it is possible to acquire less space when accommodating these new ways of working.
One can move away from traditional spatial layouts using banks of desking, with regular meeting rooms and adopt the latest design approaches. These include creating various ‘neighbourhoods’ within the office, such as collaborative work zones, deep-work focus zones, ‘town hall’ areas for larger gatherings, refreshment zones, immersive zones, and meet and greet areas.
Selecting a new office with up-to-date lighting and fresh air systems with flexible area controls is beneficial too.
Alternatively, refurbishing an existing space can be good value if favourable terms are negotiated for a new lease, but it can also be disruptive as you may need to move out whilst the refurbishment is completed. Changing the current layout towards a new ‘destination’ orientated layout will help to bring your office up to date.
In summary, a ‘cost-benefit analysis’ should be undertaken, considering the variables, to make the right informed decision between refurbishment or relocation.
